Tracing the Cancellation of POA

Hi Sir,

I am planning to buy a property through a Power agent (X)who has General Power of Attorney over that property.I am planning to apply for a Certified Copy of that Power document to concerned sub-registrar office to ensure that Power is in force.

If i am going to enter into a sale deed with that Power Agent on Jan 31st, can i apply for Certified Copy of Power document on Jan 31st itself , to ensure that power is in force during the time i am entering into a sale deed using that POA.

In case Power is cancelled on Jan 31st  or before Jan 31st , will it be reflected in the index books of sub registratar office on Jan 31st itself ? If yes , can i  assume that Power is not cancelled and it is in force if i found no corrections in certified copy of Power document that i applied & recieved on Jan 31st?

U search a records of Sub-Registrar office, but my advice is that u registered a document with original owner / seller.
