transfer of propety rights without consideration

My father purchased room ten years back on my brothers name, now my brother is staying on other place which he purchased now my father want property back which is purchased by him through his retirement money. I want the format of agreement where there is no consideration involve just transfering full rights of property to my fathers & mother name.

Is anyone can help me in this regard for drafting the agreement

restered saledeed is the best option but u have to pay stamp duty and registration charges, or regd.giftdeed. the consideration was given by ur on behalf ur brother i dont there will be any documentery evidence wii be there. the property in eye of law self aquired property better to get it by regd saledeed.
