Why mro is reject my mutation application?

Sir, I am Surla Eeswararao (Hindu)my father was died in sep/2015 with out any deed and will,my father was have ancestral property 01.45 cents(One acere 45 cents).That ancestral property transferred to the name of my mother (age 78) in 2021 through MRO now she is having title deed cum pattadar passbook.Hence,my mother is 1/3 part gift deed to the immovable propeety of my father ancestral property to me (second son Surla Eeswararao ). My mither have two sons i. e., 1st son(married) is expired in 2020 he having two childs (Married daughter)and one major son

2nd son is i am (surla Eeswararao ).The total ancestral immovable property is ONE ACERA FOURTY FIVE CENTS(1.45 Acera). In this 1/3 part is  my widow mother is gifted to registered deed to me(Surla Eeswararao )remaing 2/3 part land is availabke for first son wife and kinds and secind son.So, registered document has applied to mutation to MRO the MRO is rejected of my mutation application. Why sir?

( my brother's wife has  lodge a case in court  for her 1/3 part  the case going on from Aug/2022)

Your mother will have one share with all of you (brothers and sisters) as legal representatives of deceased father. Accordingly she is entitled to dispose / transfer her share only.

Facts posted are not very clear.

It is better to consult and engage a local prudent lawyer for proper appreciation of facts / documents, professional advise and necessary proceeding.
