I'm buying 3R plot from developer A in holkarwadi, Pune. Mr A is buying 74 R from (srv no 41/2/1) .
Latest 7/12 shows Mr A has names on 30-R and claims other deal are in in-progess.
This land has kul-kayda kalam 32-G mentioned on 7-12 (41/2/1). Mr A has shown the collector order of 30-R
and his name shows on latest 7/12
My queries are
1. As per 7/12 whole land has kalam 32-G . Mr A claims that he has bought 30-R after getting order
from collector and now wants to sell the land in plotting. Can I buy such plot from Mr A ?
How do I verify if Mr A has cleared the 32-G of bought land (30-R) ?
Does Mr A allow to sell by plotting land ?
2. Saat Bar has one more remark like 8435 RS has to pay to the previous owner. What does it means and doeshe has any owneship right in the land ?
3. Zone certificate has mention 72 sq meter road from srv no 41. But srv no 41 has 7 gaate numbers
How do I verify if road is going from srv no 41/2/1 or not ? What benefits person gets if road goes from u r plot (like FSI or money)
4. How much risks are involved if you are buying plot which has cleared 32-G ?
5. How much FSI I will get ? This land has Shati and Na-Vikas Zone
