Buying a home in bank loan

hai. i am from salem Tamilnadu. now i want to buy a home. But that home was mortaged in bank of india. The seller want to make an unregistered sale agreement to fund the closing of the home loan. After closing the loan we will make a registered sale agreement. now i want to know the validity of the unregeistered sale deed. its safe for my money? when dispute arises , i will get the home or money? i need some advice... thanks

Until you have no registered sale deed you have no tilte to property.
If there is Agreement to sell and you are paying on that basis then that may creat disputes as the property is liened and you just have risky investment. Be careful better to buy a clean property instaed of mortagged..

You need to have a proper legal sales deed. Until then you can't take the title on that property.
