legality of lease in joint names.

Is it advisable for  the owner of a property to sign a lease of  his  property  jointly in the iname two indiviuals who happen to colleagues in a company. Suppose, one of the indivuals leaves before the expiry of the lease, can the other individual  is legally  bound to pay the full rent. If not can the lease be legally terminated under the propert law?. what are the other safe guards to be put down in the lease contract to avoit any dispute. Please advise me,

I am of the opinion that  there is only one contract and not separate,so if one tenant leaves the property the whole contract will be binding to the rest and he will have to pay full rent and he alone will be bound by  the conditions of the agreement.
