Options after owning minor's land

Dear Sir,

Some one cheated my father and in settlement, he registered agriculture land, which was on his children name, who are minors, last year, in registration his mother who was guardian and him self signed, but now we are realized that we should not have registered since it is on Minor's property,

what are the options now we have, some other person is shown interest in buying this property, if we sell it,is there any legal implications?
appreciate your help and guidance on this.

Thanks

Dear Anand,

Abinitio, this transaction itself is illegal as it was a Minor's property, how that person sold to your father ? and how the SR office allowed to register it also illegal on the part of SR.  For selling Minor's property, Court permission is to be obtained.  Now you cannot sell it because all you have to face the consequeces,  You may execute deed of cancellation by paying full stamp duty.  If the minor became major, he may claim on it and you will have to face the forthcoming problems of the said property.
