POWER OF ATTORNEY

I stay at Thane(Mumbai) and have a plot of land at Chennai.  I sent a notarised Power of attorney in favour of my relative at Chennai.  The said relative was in Mumbai at the time of notarisation.  The noatary seal indicates that he has authority to notarise all over iNDIA as the seal possess Govt. of India, after his name, address at Thane, fone no. etc. Now the buyer insists that the POA is over 6 months old and insists that it shud be executed with the Sub-Registrar Office at Mumbai.  My question to u is whether the document can be regd with Sub-registrar office at Thane w/o the presence of my relative at Chennai, who is a sr. citizen and cant travel.  The similar position is that I am also a sr. citizen and cant travel Chennai.  I think the document can be regd with Sub registrar office at Thane by me, after which I need to send the document to my relative at Chennai who will again in turn register with the sub registrar office at Chennai for confirming his execution.  Is this right ?  Can u throw more light on this aspect at length please ?  My email ID is kanarayanan2000@yahoo.com
