Sale of property within family members

I have an apartment in Pune, Maharashtra, which is Jointly owned by self and my wife.  I now want to sell / settle this property in favour of my sister and Brother in Law.  As this is not a commercial deal, we want to reduce the registration and stamp duty and other incidental costs.

Please can you guide me as to what is the best approach and what will be stamp duty charges, when the property is being transferred within the family members.  Secondly, will my wife's share also be considered in similar lines as my share that is being transferred to my sister.

Appreciate your response, in particular from a perspective of the rules in Maharashtra.
