We are tenants since 1944 at a Property in Thane (Mumbai) and paying rent consistently for the same. The electricity bill is on our name and not on the owner's name. Also we pay for the property tax asked by the owner. Now the property has become very old and its dangerous to stay in such property. The owner also stays in the same property. Being the old property, it requires lot of repair and maintenance periodically but the ower is not doing anything. He is not at all interested in daily cleaning of outside area even. Few tenants have already left the place but still paying rent to keep the claim on property. I would like to know the following.
1. Any protective laws for tenant to protect his interest/ claim the owenership of property (he is residing there more than 50 years) if he agrees for the repair/maintenance changes or otherwise?
2. Under what circumstances that owner ask tenant to leave the property?
3. What is the law under which a tenant is protected by which his claim is not rejected in case of development of the old property? How that can be managed?
