Top floor flat

Hi All, I hope all is well. I have a question related to an apartment constructed on top floor. The plot in question is 2400 sqft and location JP Nagar, Bangalore. BBMP sanction plan says S+G+2 structure is approved. On ground, I see S+4 structure constructed [Slit parking and 4 floors constructed]. Total 7 apartments overall [6 2BHK and 1 3BHK]. Please can you confirm if the 2BHK apartment constructed on 4th floor will be deemed illegal. There is A khata extract and certificate mentioning the property and up to date Property tax paid. Building constructed in 2013. Will it be safe to buy, since it has khata. How to find if plot khata is A and apartment has B khata ? Please advise. Thank you.

Visit the Bhoomi Karnataka portal, select the service for property verification, and enter property details. You can then generate a report, review the information, and download or print documents

Download e-Swathu, register on the Karnataka Bhoomi Records website, and search for your property. You can then fill in the required details and select the verify option to see your e-Khata

Visit the BBMP website and use your Property Identification Number (PID) to find your khata number

A khata certificate is a legal document that confirms a property's existence and its owners for taxation purposes.

 

For confirming the legality of the flat constructed in the top floor you may verify the constrtuction approved plan and the additional approved plan if any and also produce the proeprty related papers before an experienced lawyer and obtain a proper legal opinion
