Dear sir

As per the Indian Majority Act of 1975, a minor can only buy property when it is signed on behalf of him/her by his/her guardian. Anybody below 18 years of age cannot sign documents pertinent to property transaction. Thus, the father/guardian of the child can alienate said property if there is no leave of court, as the property has his signature.
