Cancel irrevocable gpa

My uncle hava a land which he gave for development by Irrevocable GPA Agreement. But the party to whom he gave GPA turned out to be fraud and has taken money from other people based on that GPA with closed to 0 progress over the span of 2 years. We want to cancel the GPA and retain back our land so that we can hand it over to more recognised builders to expedite the building process. The GPA holder has done fraud to many people and is not in the country. He even made several notary agreements with other people promising them apartments and took the money of them. Now more than 10 parties are have visited the land in the past 1 month demanding that person and are presnting all these documents that he signed. I want to know what is the best solution to get out of this mess.

File a police complaint as well as institute a suit for decalaration of the GPA as "cancelled" after a notice.

It would be better to consult and  engage a local prudent lawyer with relevant records for analyses, professional advise and necessary proceeding

You have no other option than to lodge a criminal complaint against the developer for the reported fraudulent acts.

Simultaneously you can cancel the power of attorney deed by sending intimation in this regard through a lawyer notice sent to him by registered post and publicise the same through newsmedia by issuing a paper publication.

After that you can send a notice to the sub registrar also intimating your decision to cancel the irrevocable GPA and execute a cancellation deed to cancel the registered GPA given in his favor
