I am part of 102 Flats and Chennai and in 2001 at the time of purchase, covered Car parks at the ground floor of the building as reserved car parking space to 90% of owners on payment or as puchase package. Common Car Park area was left unalloted and used by as Residents. The Asscoation of Flat Owners As part of regulation and to meet the maintanence Charge the common unalloted space was allooted to owers on application/ request and charge Rs.600/ per Car Parking Space as Car Park Charges. Please let us know "Do Association has right to do so". If not how that Common Car area to be handled. Now one of the owner is challenging this allotment and collection of Car Park Charges. Pls advice us on what does Law directs in this regard what is the rule.
