Deducting tds 4-5 days before property registration date - allowed?

We are planning to buy a property, and the advocate said that before they get an appointment date at SRO, they have to upload all the documents like the sale deed, property tax, TDS challan etc. He told us to create TDS challen 3-4 days before the registration date so that he can take an appointment at SRO.

I was surprised and told him that TDS we have to deduct on the same date when we are giving DD to the seller (registration date), but the advocate is saying differently.

Can you please clarify?

Just for note: We are directly going with registration and do not have any prior agreement of sale etc.

Under the income tax laws, any 'person' responsible for paying money to a resident individual to buy a house or any other immovable property (other than agricultural land), shall deduct tax at the time of making payment. TDS @ 1% must be deducted if the payment amount is Rs 50 lakh or more.

Please note that at the time of making payment ie. On the date of payment of consideration.
