Deemded conveyance of cooperative society land

Hello Sir,

Our co operative housing society  is situated in Pune  in Pradikaran ,Pimpri chinchwad area.

The builder has not transferred the owner ship of land/plot   to our  cooperative housing  society hence we opted for deemed conveyance process to get it done

Recently we have done the deemed conveyance process  to get ownership of land in society name.

Deemed conveyance document  has been registered  with the  sub registrar and we have received the index two in name of society

I want to know what is the next procedure we have to do to complete the deemed conveyance process.

As Plot  is   Pradikaran land ( allotted by government) we have to get name of our society update via getting property card .

Can you guide how to get the property card made and list of document required to  make it.

Can we  say that only on basis of deemed conveyance only the society  is now the rightful owner of the   plot .

Is getting name added in Property card absolutely  mandatory .

In simple legal terminology, the deemed conveyance meaning can be explained as the transfer of right, title, and interest of the land or building in the name of the housing society. In the regular conveyance, the Promoters (construction builder, landowner, or developer) willingly or voluntarily gives the conveyance.

After receiving the index two in the society's name, the next step involves obtaining a property card to reflect the society as the rightful owner. The property card is essential as it serves as an official record of land ownership.

To initiate this process, you'll need to approach the local revenue department or municipal corporation with the registered deemed conveyance document, index two, and other necessary documents. Typically, the required documents include the society's registration certificate, building plan, NOC from various departments, proof of payment of property taxes, and an application requesting the update of the property card.

As per legal requirements, obtaining a property card post deemed conveyance is essential. While the deemed conveyance establishes the society's ownership rights, updating the property card ensures legal recognition and protection of these rights.
