Discrepancy in undivided share

I live in an apartment complex in Bangalore.  The builder has allocated equal share of UDS to each of the flat owners. With a simple caculation, it is established.  The allocation done by builder is not correct, as he will allocate more UDS than the toal available land.

(Total land available, 10230 Sqft.  Total UDS allocated 10700 Sqft).

What should be done here, as the builder has some unsold units.  The same is brought to builders notice, he said, he will correct this by allocating lesser UDS to new buyers.  

I cannot depend on builders words, please suggest what can be done on this.
