Encroachment and false mutation

We got to know a about a ancestral land purchased on 1965 by my grandfather in 2016.The land was never mutated and we haven't paid any land revenue for a long time.Now after investigation we got to know that the plot has been encroached and they have mutated the land in there name but they were not able to produce any sell deed in a local panchayat sabha.They also have also timely paid the land revenues.What should be the possible road map to this case.What is the probable duration and outcomes for this specific case.

You have to meet with a local lawyer who is well versed in property matters.  Show the documents in your hands, discuss the issue with him and take further steps as he may advise you.

You can challenge the Mutation order, if there is no ground for Mutation in favor of current occupant the entries in the revenue records will be revered.

One the entries are in your favor then encroachment can be cleared.
