a society can get fungible FSI without an Occupation Certificate (OC) during the redevelopment process:
The developer doesn't need to pay a premium for the fungible FSI used by existing members.
The fungible FSI can be used to provide additional space to existing members.
The fungible FSI can't be used for the free sale component.
The developer can choose to provide 25% more parking than the DCR provisions.
The developer can charge the construction cost to provide additional space to existing members.
The developer and society can split the cost of any additional FSI.
