Gpa to registration

Hi,

My friend purchased a house in Delhi in the year 1992. He has following documents:

1. The owner of the property has executed a will in my friend's name.

2. The receipt of Rs. 95000 against the sale of that property.

3. Agreement for sale.

4. Affidavit confirming POA in my friend's name vide will (which can not be revoked or cancelled).

5. A Torn Registration Form 2, showing a fee of Rs. 21 was paid at Registration Officer's Office.

 

Questions:

1. How do we check if it is FREEHOLD?

2. How do we get the this property registered in my friend's name? We are not sure if the previous owner is alive or not, nor we know his where abouts.
