How to check the pattah is authenticated and land owner who owns is authentic

Hi Sir/Madam,

I wish to buy a land in Michael garden, Ramaouram, Chennai - Survey 85/28. The builder says he owns the plot. How to make sure he is the right owner of the property. Any specific details will be appreciated. How to trust them as this is the first time i am buying a land. Do not know how to check he builder authenticity. He said the land has pattah and has submitted the form for the land for CMDA approval. But did not give any information further. Kindly advise me.

The builder name is Shyam -- Swastick properties.

p.s. will his photo be in the sale deed agreement. Any government back checking websites available to double check.

You shall obtain an EC on the village or town survey number.  Show the EC to an experienced advocate and follow his advice.  You can inquire locally where the builder is residing and his genuineness.

You may not be able to confirm the genuineness of the property you propose to purchase by plain reading of the property related papers or by the words of the vendor neither by the views obtained through such public forums.

Hence it is always advisable to obtain a proper legal opinion from an experienced lawyer in the local by producing all related papers and proceed only if recommended.

Don't take any decision in haste in this regard which may result into loss or disaster in future.
