Land sale total 85 lakhs. govt guideline value 2200/sq ft.

Hi,

I am going to sell my land for 85 lakhs.

As per tamilnadu govt website below fees are applicable.

Guideline Value:     2200/ Square Feet
Calculated Stamp Duty Fee:    237930
Calculated Registration Fee    67980

 

Buyer said he will give me 51 lakhs in cash and 34 lakhs as per govt guideline (1545 multiply 2200 = 34 lakhs) in cheque.

Can i trust the buyer?

what if cheque bounces after sale happens??

If you are planning to sell the entire property at government guidelines value then how can you show a lesser sale consideration value in the sale deed because the stamp duty, whether or not has to be paid in accordance to the government guidelines value.

Besides how are you going to adjust the huge black money.

Don't take decisions in haste or by ambitions

The transaction, as  proposed, involves unaccounted/black money. And you are on the wrong side of the law.
