Once buyer has purchased the agricultural land by a registered sale deed he acquires absolute and clear marketable title to the property, therefore now nothing can be done about it at this belated stage.

Well in case, he is a non farmer, the 7/12 land record does not get transferred to his name as per Maharashtra revenue regulations. Referring the same, I wanted clarification to my query.
