Mutation certificate help

Hi Sir,

I have applied home loan for purchasing a flat. The landowner( who is actually co-developer of the flat), has BLRO mutation. Actually the land was on his father's name who gifted that to the curent owner. Now bank is asking municipal mutation. I'm not getting those are different or not.

As well as current owner as updated tax receipt. But bank is asking tax recipt for municipal. I'm also not getting are there different tax recipt for a land?

I don't know but Land tax and municipal taxes are different? May be he has updated land tax reciept but bank is asking municipal tax receipt. I don't know, please help.

As per your query, the land owner developed his land into "Non-agricultural". Before developing it was a land and he paid tax for land.  But after getting permission to develop the site and he constucted 4/5 storied building.  So he shall pay tax to Muncipality.

Ok sir. Got it. So one is land tax and municipality tax is different.

And what about the mutation? Can you please clarify that, please...
