Seller refusing to give sale agreement after receiving 30% payment

Hello advocates,

I have booked plot from one of the real estate firm. I paid Tokon of 1 lakh and have receipt for same. Later I paid 30% of total sale consideration for agreement. Initially they agreed for agreement and promised to provide by next 2 days from payment. Now they are coming up with new stories like plot sold to someone and agreement not possible.

how to proceed with this if they refuse to pay the 30% amount back?

Issue legal notice through a local lawyer for refund of the amount paid

Issue legal notice to Real Estate Firm and demand refund of advance amount paid towards purchasing plot, if notice is not respond them may file complaint before RRRA or Consumer Commission.

You have to issue a legal notice demanding either the sale agreement copy or refund the advance amount paid to them.

Failing to respond to this legal notice, you can give a complaint to the local police about such cheating and fraudulent activity of the seller, besides file a suit for recovery of money
