Unregistered document

A document which has not been registered within 4 months from the date of its execution, can such a document be registered afterwards? If the delay in registration is more than a year or so what is the remedy for registration of such document?

You can take explanation in writing from the concerned department for delay of registration of the document.

If sale deed is was done 20 years ago and not registered after full sale consideration amount was received by Seller and possession was handed over to the buyer. As the seller and buyer were not in state of knowledge/law of Registering the Agreement of Sale with the Sub Registrar. Later on the Seller and Buyer Dies, Now what is the legal option/procedure to be followed by the Legal Heirs of the Buyer to execute the Agreement of Sale and get it Registered.
