Dear Experts
I am from Hyderabad and I want to buy a property from one person. he have sale agreement cum GPA with possession dated 07-10-2007 from the owner by paying the amount(document have signatures of the owner and her sons). when I took the Encumbrance Certificate from sub registrar the certificate show the GPA as (CL) and owner & sons as (EX)and it is registered as "sale agreement cum GPA".
The owner is the actual pattadar. The GPA became the Attorney and also the purchaser in this document.
Please advice me
1. if the GPA name in EC show as CL. is this document properly registered with Sub registrar on the GPA name?
2. Can the GPA sell this property to a third party without any legal issues?
3. if I buy this plot do I end up in legal issues from any one?
4. how can I check the document and any legal issues if I buy the plot?
5. is the GPA the full owner of the plot?

take 30 years title search of plot . get due diligence done by lawyer then only purchase the said plot .

Without adding the original owner as party to sale deed, it is not advisable to buy this property.

First ascertain has pattadar been conferred with right to sale?
