Agreement on rent should be made on agreement area or saleable area ?

I have office in Vidyavihar,Mumbai to be given on rent having Agreement Area 459 Sq Ft & saleable Area 779 Sq Ft Plus a loft of 229 Sq Ft, How Rent should be Charged , on Agreement Area or saleable Area. Other Members have given there office on following terms
1.Six Months Security Deposit
2. Every Month agreed Rent
3 Ten percent increased every year
4 Rs 100 Rent of saleable area
5 They make agreement for 3 Years
6. Should loft be charged or not allowed to be charged ?

rent the flat on carpet area ie 459 square feet . it is upto you whether youy want to enter into leave and license agreement for 11 months or more . have agreement duly stamped and regd .

Area under agreement should be got written instead of saleable ae=rea.
