Fact about power of attorney

what is the practical difference between Power of Attorney with CONSIDERATION and Power of Attorney WITHOUT CONSIDERATION.

Kindly elaborate in simple understanding language.

Charging high late fee

All,

I am owner of a flat in Kochi,Kerala. Few times I have paid the maintenance fee late. Society is charging a late fee of around 144% . Is this possible ?

Attestation form in govt. service

Sir,
In the attestation form I have to give my father's occupation and his designation if employed. He was working in central bank of India , but expired while he was in service. So, in the attestation form should I mention "Service" and last rank/designation he used to hold as his occupation or should write "Deceased" as currently he is no more.

Power of attorney

I am a senior citizen living in Maharashtra. Along with my friends (all are senior citizens) we hold some agro land in Tamil Nadu. We want to sell it. A known third party is willing to facilitate the sale. Each one of us would like to execute a Power of Attorney in Maharashtra in favour of this third party (who is resident of Tamil Nadu).
Questions:
1. Can we execute such a power of attorney in favour of the third party
2. Can we do so without the presence of the third party by using only his AAdhar and PAN

Registration agreement

Dear Expert, I am planning to buy house and would be making down payment via withdrawing EPF. To withdraw from EPF, in registered do we need to mention the outstanding payable, then only will that be accepted as in my application form I could it's mentioned balance payable as per registered agreement. But my broker told you need to provide PDC and so it as future payment and can't show anything as outstanding. Can you please guide how should I proceed here so my application for withdrawal doesn't gets rejected.

When we requested Advocate, Advocate is saying we should speak through Advocate

How should we tell advocate that we want to meet him in his office and respond

Self rectification deed valid or not

I bought a land 15 years back.Two years back I planned to sale the land, document copy gave to buyer. He observed that in the plot plan drawing, plot measurements in the East & West sides are reversed by mistake.Originally East side 46 feet & West side 72 feet.But in the plan drawing they mentioned East side 72 feet & West side 46 feet. So I approached Previous owners for rectification. With in this 15 yrs period land value increased 20 times.So they demanded very huge amount for rectification.
After discussion with document writer he advised to take self rectification deed.I have done the same thing.Here previous plan drawing not changed,but they issued self rectification deed.In that document original measurements mentioned. Registrar signed& stamped on that document.After few days I registered the property on my wife's name as a gift deed & in the plan drawing they clearly mentioned original measurements
My question is (1) self rectification deed is valid or not.(2)Is there any problem with Previous owners in future (3)Is there any problem to sale the property (4)Is there any problem to get the permission for building construction(In LRS copy they mentioned correct measurements)(5)If there is no validity for self rectification deed,how to get rectification deed with out previous owners

11 months rent agreement is valid in india ?
It is admissible in courts ?

Can it be made on plain paper (without any stamp paper) ?

Change in property title

All the revelant legal documents pertaining to our fathers self acquired property including his registered WILL is in the custody of my brother who has equal share in the property. as per the fathers WILL.But till date 16 years have passed he has not got the Mutation done in revenge records of the Nagar Nigam,he pays all yearly dues & the receipts are still in fathers name.Now I want to sell my share,what action /option s do I have?

After marriage documents

Sir, my wife is qualifying for govt exams. She belongs from scheduled caste and I'm from OBC.
I'm confused for her documents like her caste certificate, will it be change Or not.
