Please explain the meaning of "Encumbrance Certificate". Only I know that this Certificate is issued by Sub-Registrar in respect of legal disputes of the land. What procedure need to be followed in order to get the encumbrance certificate in Maharashtra specifically in Bombay & Thane.

if the son is not in india and had executed POA to his father to sell his ancestral properties....if his father sell those ancestral properties and denies any share in that sell away money....how son can deal this case.....

my name is k.ratnakar my grandfather i.e my mothers father has a land of A.C 1.02 cents he has expired in 1980 and he did not purchase the land but he got it from his ancestors he has two sons and my mother and at present his wife my grand mother is alive so there was some problem in the land under ulc so we gave the land to development to a builder in september 2008 so i wnat to know my mother share in the land according to hindu sucession act 2005
i am indian having property ( agricultural land )gifted by my father....can i gift that property to any foreigner( not indian citizen)....if i gift him my property...will same laws apply to him as applicable to indian...i mean can i register on foreigner name that gift deed with the registrar...will he has the right to sell that gifted land and take the money without paying any additional taxes in future

I am afraid my lands will be occupied or sell away....
i have got 5 acres of agricultural land ...gifted by my father...and registered on my name recently...i did not see my lands till now coz i stay far away from my lands (in other city)..now i want to dispose those lands only for the reason that i am away and someone may occupy or sell away without my knowledge....i have seen experiences of my father fighting court cases for his lands occupied by his own blood relation relatives...still some are in litigations...some good lawyers from this site has adviced me not to sell them as thier price may increase in future...even if i sell i was told i wont get good price due to indian economic crises....but i am afraid to keep them away from me unattended....coz around my lands some big people lands are there...so i am very much scared that they may occupy my lands or sell away....i cant fight court cases at this stage...
can someone please advice me what shall i do so that my lands are safe ....i have my land documents ( originals recently registered on my name )safely in my locker....i fenced my lands and placed a name board and address.....i was told someone removed everything overnight....please advice me how to deal this problem...
