Can an unregistered power of attorney is valid for sale deed

If a person wrongfully or under coercion makes a power of attorney of another person in his favour. Whether he can use such unregistered power of attorney for entering into a property sale deed on behalf of the person who has given that POA under such circumstances.riven

The unregistered POA is invalid under law, but in collusion the power agent can execute a sale deed in respect of the property to any third person to make encumbrance in the property. In such situation, the original owner of the property will sufer in court proceedings to save the property. My sugessetion is to lodge criminal complaint against the POA and his men for the offence of making false document and criminal intimidation and file suit against the person/persons along with the FIR before he makes encumbrance on the property and inform the same to the concerned Sub-Registrar by submitting requisition not to permit any one to make any document in respect of the propertyriven

Dear Aman, Un registered Power of Attorny is invalid for execution of sale deed.If under coercion & wronglfully a person executes power of attorny you can revoke it & file criminal complaint.riven
