Confirmation Deed

The Owners executed a Power of Attorney and MOU in favour of X.

The Owners as Vendors and X - as Consenting Party executed a Sale Deed in favour of the Purchaser.

Due to litigations the Purchasers stopped payment of cheques mentioned in the Sale Deed.

Afterwards the Owners and Conseting Party agreed to accept the new cheques and Confirm the Sale Deed by virtue of the Confirmation Deed.

Afterwards the Consenting Party denied to execute the Sale Deed.

What is the effect of Confirmation Deed executed by Owners only?

In absence of the Confirmin Party/consenting party the said deed ahs no force presuming the Consenting Party has got interest in the property in question.

will go point wise please answer the following issues
1)Is it Sale/or Purhcase power given to Mr. X ?
2) Is it duly regitered?
3) In the sale deed whether consenting party has taken some consideration (In Cheques)?
4)what is litigaion dispute?/ what is present stage of that dispute?
5)whether you agreed in written to paid Consenting party any additional payment?
