Execution of the document before registering authority and subscribing his left thum impression is enough you dont have to take any declaration, if he has valid title over the property. Sir my sincere request is that please keep your query in detail so that we can give our best advise.

Usually the registering authorities takes an affidavit admitting the sale. Once the LTm is affixed before the Sub Registrar, then that act itself is a declaration of sale.

Sir Taking of an affidavit for confirmation of the sale may vary from state to state as in AP there is no practice of obtaining the same.
