Here are my queries (this is urgent - request for an early reply) 1. On a sales certificated issued by DRT what are the responsibilities steps followed by the state revenue department? 2. How does State Revenue department acknowledge a sales certificate issued by DRT/court? 3. How does State Revenue department verify a sales certificate (if its original or not etc..) issued by DRT? 4.Who verifies the registration of land mentioned in the Sales certificate. 5. Which years Jamabandi is used when the land is registred? 6. If there is a mistake in registration who rectifies them? 7. What is the cancellation process if the registration is incorrect?
Govt. will not take any responsibility of any kind. It's a tax imposed on property transactions. You have to take all the precautions while entering into the transaction. You can take the title and search report from the advocate and on that basis, you can form an opinion about entering into the transaction. Rectification in the registration of the sale certificate will be done by the sub-registrar where the document was registered.

Q1. So when the DRT sends a sale certificate to the registrar, do they verify if the title mentioned on the sale certificate is correct. Q2. If the title mentioned in the DRT sales certificate is incorrect, how do we get it cancelled.

The Tribunal/Court which has granted Certificate of Sale, such officer has to send a copy of the certificate of sale (but not original) duly endorsing that the original certificate of sale was engrossed on the stamps worth equivalent to 5% of the purchase money to the Sub Registrar concerned and the Sub Registrar will file it in Book-I File Volume after incorporating the particulars in Index I and II. And If the purchaser/s of the open auction is desirous of getting the certificate of sale registered as is done in the case of other documents, the Sub Registrar concern shall register it by levying stamp duty and Registration Fee on the Purchase money but not on Market Value (circle rate).
