Legal heir certificate

I have a property which i purchased 12 years back and now want to sell it. A prospective buyer is now requesting a legal heir certificate of the previous seller. I did not collect such a document during my purchase. I do not have any contact with the seller and am unable to trace him. Please advice me on the way forward as the transaction is on hold for want of this document.

Did your seller got the property sold to you from his father.?
Or he had a sale deed in his favor and that sale deed was handed over to you at the time of your sale?
Or How you got satisfied that he had a title he sold you?
