i have a building which occupied by a tenant last 20 years.he giving me monthly rent without due.i always giving reciepts to his payment.now i want vacate this building to let another party on better rent.if tenant disagree?what should i do?can i get favourable decision from court?
ajay sethi (Expert) 01 November 2011
if he is paying rent regularly for over 20 years you cannot evict him merely because some one is willing to pay higher rent .

where are you located ?

is the tenant a company or an individual?

The only option left to you is to file a suit for eviction which would definitely be a Herculean task as rightly pointed out by Mr Sethi.

Default in paying rent and reasonable requirement of the suit premises are few of the grounds available to you.
