(tenant owns property) vacating tenanted shop block,

(Querist) 27 March 2012 This query is : Resolved 
I have 9 tenants since 1964 in prime locality paying nominl rent (@1..4 rs /sq ft /mth) out of which 3 tenants (holding 2blocks each) are financially sound and they have their own commercial complex in a similar prime locality and also near to their residence which they have given to banks/icecream parlours and getting handsome rent. My query is how can I get it vacated (at least 1block from each) for my personal use. whreas in future I am getting 1shop vacated out of other poor tenants. In our local act (MhRC 1999) there is a provision for bonafide need, My querry is can I demand 1block each for me and ask them to shift to their own locations? can tenant defend by saying my need is malafied or since i am getting 1shop block vacated? Pl guide me

You can very well demand whole property vacated from such tenants who have their own business complexes to which they have rented out on heavy rent but are using your property on very meager rent.

thanks for the prompt reply, Yes one of my tenant is an well known industrialist and paying me 200+206=406 per month for 2 blocks of 130 sq ft each, where as the adjecent shop i have rented to bank ATM at 13500/- ie 100/sqft per month, secondly the tenant owns 8000 sq ft plot with built up area of about 40000 sq ft of which 4000 on GF which he has rented @60 rs per sq ft / mth excluding taxes and common maintainane charges, I demanded my property to be vacated by letter as well as by laweyrs notice, still he has not complied, Now I am filling suite, Just because not to cause any hardship to tenant i am demanding 1 block and after getting a block and starting my own business I will plan for 2nd block, I am mostly worried about the time in getting the possession, 2ndly I may get 1 more block vacated from other tenant, so whether this rich landlord can defend and make my need of block malafied? pl guide...
