I am buying a property from a person whose wife abandoned him. now he has shown me the release deed in which the Signatures of both the releaser and releasee are same (his own) . how is this possible ?? PLEASE HELP .ITS URGENT.

Some bungling on his part is suspected.it can't be so that both would be same person.
You should inquire how he acquired the title?
If it was acquired by purchase from third party,then is it in own name or several name?and if in several name then has all those persons have signed the registered release deed in his favor?
You need to trace back the title to it's origin connecting with link documents and also need to check encumbrance with in 30 years at least from registry office and also that there is no court dispute.
For doing all this better engage a property law lawyer,get things done by him and ask him to give his report in writing so that
"due diligence" required on your part gets completed and in case any need arises in future you may be competent to plead "bona fide purchaser".
