We have a pagdi flat purchased in 2003 on my grand mother (nani's name) and before she died in 2013 she made unregistered notified will in favor of my mother. Now land lord is refusing to transfer the property on my mother's name. He stopped giving us rent receipts and pressuring us to sell it to him. We don't want to sell the property and we are ready to pay transfer charges. what can be done in such case. Please advise.

tenancy rights cannot be bequeathed by will .
on your grand mother death if your mother is only legal heir she would be a deemed tenant . if landlord is refusing to accept her as tenant she should move court for necessary reliefs . your mother cannot be forced to sell flat to land lord . your mother should start staying in said flat

Your mother should send the rent through money order or Bank draft. She should move court for tenancy transfer. Consult a local lawyer.
