Dear Sirs,
I have one office premises in mumbai and the same has been given on rent last year. The agreement has been duly stamped and registered with the authority. As per the terms of agreement, I have received a deposit amount for the same and till september 2012, I have been receiving rent regularly. Surprisingly, during 1st week of october 2012, as per the terms of the agreement, licencee has given me a two months notice stating that they will vacant the office on 30/11/2012 and requested me to adjust the deposit amount aganist rent. There after, on 20/11/2012 they have again requested me to extend the period by one month i.e. till 31/12/2012. I agreed to it. Now I have no deposit with me as the same has been adjusted against the rent of last three months. Now, in spite of assuring me of the possession of my office premises by 31/12/2012, they have kept totally mum on the issue and I feel that they may neither hand over the possessin of my office premises nor give me a rent for the same.
Sir, what action can I take in such a case so that I can get back the possession of my office premises as early as possible. Can I stop the electricity supply to my office after 31//12/2012 or any other alternative available to me? Please guide me.

you have no right to discontinue electric supply . what you can do is issue legal notice . if licensee fails to vacate file suit for eviction

Take help of local lawyer, issue eviction notice and then file suit for eviction.
If you disconnect electric supply the tenant can get it connected through court making your case weaker.
