suppose the rent agreement is due to expire in june 2011, and according to the agreement when it will be renewed there is to be a hike in rent by 10%.
but the tenants failed to renew it on time and get it renewed after 2 months..
will the landlord be entitled to demand the increment which he would have got during those two months??
please enlighten!!

Yes, once the agreement is renewed it would take effect from the date of expiry or in other words the time would relate back.

IF NEW AGREEMENT HAS BEEN ENTERED INTO IGNORING THE HIKE AGREED IN PREVIOUS AGREEMENT THE LANDLORD NOW CAN NOT FILL IN THE OMISSION OTHERWISE IT IS A MATTER OF MUTUAL CONSENT.

Yes if rent agreement has been renewed then landlord is entitlled to increase 1o%rent and if fresh rent agreement has been executed then landlord can not take the advantage of old rent agreement.

Rent as applicable to the new rent agreement, has to be paid by the tenent, with effect from the date stipulated in the said new agreeement.
