A good landlord and greedy tenants

Sir,
I am owner of a building in Ghatkopar. My great grandfather bought building in 1954 ( 1952 constructed). Then my grandfather handled the property, after which my father has been handling. My father is now retired and old. We have 15 tenants. All of them have been on Pagadi system. Now we want to give building on redevelopment and also want to do this peacfully,
There are 2 tenants with as small as 120 sq ft house. few are with 210 sq ft house. Few with 235 and one tenant with 450 and one tenant with 490 area.
I would like to know following:
What is minimum area by law that I have to offer to the 120 sq ft tenant and the 210 and 235 sq ft tenants. We are not in CESS building
Is there any way I can redevelop building and renew the tenant deals while I still remain landlord of the new flats. Is this adviseable way.
We also have 3 un-authorised, but regularised tenants who stay in sheds in the compound. My forefathers did the mistake of letting them take vacant place. Now they dont want to vacate. These sheds are not in the regular bmc plan, but have been regularised and we are paying tax for the same. We give a compensation receipt to these 3 sheds. Now the redevlopment builder says that since these sheds are not part of plan he is not going to give them space or else he will give space but deduct it from our share ( landlord share). We want to evacuate these sheds. IS there a legal way to do it fast.

you are in talks with builder . enter itno development agreement with builder . . he will negotiate with tenants . you will have to offer them atleast another room . or buy them out

Mr Sethi, Builder is doing jt venture with us. So as per understanding builder and landlord will sit and negotiate with tenant.
I want to have info so that I do not get misled by builder also.
When u say i have to give extra room, can u quantify how much is the minimum area by law that i have to provide in a non cess building where he is a tenant.
i am also trying the buying out option wherever possible.
