Registration of Chawl Committee against Developer/landlord

We are around 35 tenants staying in Paghdi system chawl for say around 50+ years, we have proofs such as electricity bills, rent receipts, etc. Now developer has purchased rights from our landlord to redevelop our occupied property. We are not agreeing with developer's terms and conditions and developer is likely to file a case against us. Now we want to register chawl committee to fight against Developer. Kindly guide me how should we go about it. Developer is also claiming that he has purchased this property from landlord in addition to rights to develop. We also paid rents to developer for last three years but developer has not deposited cheques yet. Kindly revert back.

It is not necessary that residents need to be registered entity to file a case or to defend a case against them.

True sir, but we want to do this so that we can form a unity which developer can't break. He has already started to threatened tenants indirectly who are financially not so sound and not much literate. If we form chawl committee then there would be proper control over this.

Since you are fully aware accepted and admitted the fact that the developer has purchased the chawal (property) and "ownership"/title has changed as you have been remitting rent to the developer, is there any requirement of further purchasing "right to develop"?.

You are in possession of the property "on pagadi" from previous titleholder/owner who has already sold all his right to developer, who has not accepted you (all 35)occupants and his tenants by his conduct (rejecting rent remitted by tenants), legally you are on a loose footing even if you may form an association/RWA or any Society.

Consult and engage a local prudent lawyer for proper guidance and proceeding.
