Dear sir,
We are residing in a COMPLEX OF 7 UNITS constructed G+3 Floors the builder taken the permission form from local authorities to construct G1(one unit in ground floor)+ 1st. floor(2 units) initially
Later extended 1 unit in ground floor and 2 unitS in 2nd. floor, 1 unit in 3rd. floor and the same have been regularised
THE TOTAL AREA OF THE LAND IS 241 SFT. PROPORTIONATELY REGISTERED BASED ON THE BUILT UP AREA OF THE UNITS.(5 UNITS 1 IN GROUND FLOOR, 2 UNITS EACH IN 1ST AND 2ND FLOOR) THE UNDIVIDED LAND SHARE MET THE TOTAL LAND AREA)
HE SOLD 1 UNIT IN GROUND FLOOR AND 1 UNIT IN 3 RD FLOOR WITH A UDS OF 26 SFT. OF EACH UNIT THE PURCHASED OWNERS NOT AWARE REGARDING THE UDS IMPORTANCE
WILL THEY HAVE LEGAL RIGHTS AS REST OF THE OTHER OWNERS WHO PURCHASED BEFORE THEM UNDIVIDED LAND SHARE ALREADY REGISTERED DO NOT HAVE AREA FURTHER TO SHARE.

The recitals of the sale deed and the conditions are to be seen for rendering opinion, as per your contents, it may not be possible for the new buyers to know about this, however the new buyers cannot be taken for not aware of such blunders, may be their sale deed may be having a different issue.
