Purchase of Land in Kolakata urban area

I have land in kolkata, in which me and my brother are joint owner. However ownership is not transferred as it is in name of my father who expired..nd mother also expired.. value 3cr, a partnership company from delhi want to purchase my land and in consideration they agree to pay 1cr in advance and they also want i registered d proprty in there name aftr receiving 1 cr...now the question is..whether partnership firm can purchase? And is it safe to registered the property to the parnrship firm aftr receiving partial amount?

Partnership firm duly represented by its partners can purchase the property in the name of the Firm.
Since they are going to purchase the same in the market rate , you may sale this provided a time frame for completion of the sale is properly mentioned in the sale agreement.

insist on full payment at time of registration of sale deed in favour of the firm

Without receiving full payment do not execute and register any sale deed.

Partnership firm can purchase through its partners.

it would be better execute agreement to sale after receiving 1 cr. and after receiving balance amount 2 cr. go for sale deed.

Both deed should be vet before your advocate to protect your interest.

In the given situation a registered sale agreement with all the agreed conditions properly incorporated will be the safest way of transacting with the property deal.
