Agreement to sale

Specific performance of contract was decreed by SC now the execution is with the trail court . trail court will facilitate in registration and transfer the possession(lot of encroacher s on the plot)execution will take 4/6 months,stamp duty for registration will be about 37 lac as cost is around 5.5 crore, My query is can I go for agreement for sale now,what are the risk and what are the precautions.Please advice as mutation ,lease deed execution etc are also pending.THANKS
