What are legal documents required to purchase plot

Dears

I would like to purchase a plot(site) which is 6 km from Nelamangala & comes under Grama panchayat & the owner is a indidual who has purchased a agicultural land, now he has made that land as several sites, owner is telling that we can't get bank loan for purchasing the site.

Can any Experts help me which are all the legal documents which i have to ask.

best thing you get the legal opinion from the advocate.

as simple as , you ask all document related to that land and all related receipt and chellan those related to tax and all.
More over seek advise from the local lawyer for opinion regarding the land
