Name correction in sale deed

There is a spelling error in the name in the sale deed. The land was sold to my father about 30 years ago. There is a spelling error of 1 letter (M instead if N). The name is correct in RTC document. The seller of he land is not in contact. Would it possible to get it corrected ?

My father and I want to construct house on the land. These issues are pointed out when home loan is sought. So needed solution.

In absence of both parties rectification is not possible. However there is an alternate, to file the documents with registrar, registrar will issue notice to both parties, if they fail to appear, registrar may rectify the mistake or may reject it.An appeal lies against the order of registrar. If appeal is dismissed you need to file suit for declaration and rectification.
The said suit may also be filled directly.

Make paper publication that you are known in both names as there is only a spelling mistake, it hardly matters and can be got covered under general publication. SR shall not make correction as required.
