Tenant is not renewing rental agreement

Hello Sir/Madam
My friends father has rented his premises for rent and rental agreement was made on 2004 and premises is rented for residence. after some day brother of tenant has started party office in that rented premises, when the landlord asked about it he said he will renewal agreement but till now he has not renewal agreement. And he is making some structural changes. Now my question is:
1. what should be done to renewal agreement by tenant.
2. Can my friends father can file eviction suit on ground of subletting
3. What should be immediate process to stop structural alteration or for renewing rental agreement.

issue legal notice file suit for eviction . also for making alterations without landlord consent

Send legal notice and afterwords file case for eviction.

The tenant cannot be forced to renew the agreement. However, he can be evicted for subletting without the permission of the landlord. Give him a legal notice for vacating the premises. Consult a local lawyer handling rent cases.

It is very strange that the father of your father instead of securing his property is interested to get the agreement renewed.

Sub-letting is illegal. Structural change is illegal. If the property was not given for party office then this is illegal and moreover the period for rent might have been one year and father of your friend is still sleeping.

File for eviction of the building.
