sir, my mother got gifted farm land from my grandmother (mothers mother) which is not registered and the land was on my mothers name from last 20 years .govt.purchased the said land and my mother got money but now my maternal uncle raised the point in the court that this gift deed is not registered so my mother has no right over the land and money so sir /madam please guide me what to do ? one advocate told me that if the gift deed is not registered dn you don't have right over the land

unregistered Deed has no value.

You query is contradictory on one side you say the deed was not registered and on other hand you say that the land is in your mothers name.

In any case your uncle will have to file case against your mother and Govt body.

Since is is agricultural and you have not stated who had been paying the revenue.

Generally the govt makes a public notice at the time of occupation of any land whether any such notice was there and whether you uncle objected to the same.

My mother pay the revenue and she get the land as gift but her name was only in document called 'ferfar" (alternation document) i don't know what it mean in english .but the giftdeed (bakshish patra )was missing from the said office ,there officers told my mother that there is no such documents in our office your deed is not registered but it confused me that if the deed was not registered thn how the land was transferd to my mother ? , the same point was raised by my uncle that the gift deed is not registered so she has no right over it .so what should we do ,our legal lawyer from my point of view are not trust able ..please tell me thanks
